For faster circular transition in consumer goods, appliances and the built environment.

Considering ambitious EU-wide circular transition targets of 2030 and 2050, the rise of shared economy and increasing awareness of circular economy (CE) principles worldwide; also amidst the mounting challenge of material consumption and associated material scarcity and emissions; efforts towards circular transition might have to start from most obvious like consumer goods, household appliances, interior design and architecture.

 
CONSUMER GOODS AND APPLIANCES –Circular practices in this sector include modular DIY replaceable components, industry-wide standardization, circular business model, shared economy (manufacturer/ supplier as product owner), new sharing platforms (including yet to be widely adopted by e-commerce giants), mainstreaming refurbished items, process heat recovery, community repair supported by diluted repair/ warranty contracts, creation of neighbourhood community repair centres and of course minimising packaging waste.

Additionally, what may be required in terms of achieving circularity in the appliance segment is to have a clear business plan and commitment from the manufacturing industry for the second and third life of the product; open learning platform for DIY community repairs, integrating basic DIY and vocational training in school and university curriculum, recognition of second, third and fourth life products as formal subcategories under each (applicable) product code in the national and EXIM industrial product code database among others.

ARCHITECTURE AND INTERIOR DESIGN – Here CE may include statutory mandate for circular procurement of material and finishes, compulsory fixed percentage use of bio-based material, harvested and localised materials in all building categories (budget to luxury), incentives (percentage slabs) to encourage refurbished/ upcycled finishing and furnishing, process heat capture mechanism, modularity in the built environment to minimize residual waste products and better end of life usage, new business models including new partnerships, emerging roles and new skill sets.

Additionally, what may be required in achieving circularity in architecture and interior design is to have a community material bank for storing harvested components from neighbourhood renovation projects with the provision of material passport, neighbourhood material donation/ exchange bank, also eventually eliminating construction and demolition waste altogether from the waste stream, the establishment of national/ regional material R&D and material innovation centres specifically focusing on second/ third/ fourth life composite construction, finish and furnishing materials and products among others.

Idea of time-space in city making: the two realities.

Those in project management understand single concept of time, i.e. time by clock and calendar. Project executed as per work schedule, days, month etc., there is no other reality. There is also single reality of space here i.e., per unit distance or area, at different spatial scale, meter, km, sqft, sqkm etc.

Those in urban planning affair, do understand above concept of time, as every urban development project is some kind of project/ programme management only, applied in a spatial context; but they also encounter another idea of time and space, different from clock, calendar and spatial unit, which is sometimes difficult to measure or interpret or even acknowledge. Here meaning of time and distance may differ for different individuals/ groups, depending on age, ability, gender, purpose, intention, aspirations, resources, geography, culture, familiarity, temporal reference, psychological conditions etc. This multifaceted idea of time and space is a reality different than minutes and meters; distinctly observable in urban planning affair. For instance, the centuries of idea of walkable distance or distance to be covered by bicycle or cart and time consumed in travelling such distance may logically and technically be measured in meters and minutes; but these distances and associated travel time may mean different thing to a child, old person, person with physical disability, people with special needs, person carrying weight or child, a jogger, fitness enthusiast, a pro native, a lost tourist, a person travelling to cinema and a person being taken to hospital while battling for life. This idea and perception of time and space is further different depending or use of powered vehicle, bike, wheelchair, horse cart or without these. Also different in context of metropolis, city, small town, or suburb. A 500 meter distance might be an easy distance for some and may feel like 10 miles to other.

Its important to acknowledge that the "unit time" by the clock or calendar which we are conditioned to use as a benchmark as an urban planner, city managers or project/ programme managers, is somehow a weighted average or a median of all aspects mentioned above, which are rarely widely discussed. Simply put 500 meter walking distance for example to be understood as average of what an athlete and an old age person can comfortably walk.

Irony is that there are possibly no scientific project management tool, method or explanation that acknowledge this "other" kind of spatiotemporal reality. Its just that urban planners, urban designers and landscape architects, instinctively acknowledge and factor in a different kind of time and space definition as well i.e. time beyond clock and distance beyond mile-stone; and they make provisions for same and alike, to make city a better place.

It took sometime to notice the thoughtful and aesthetic design of handrail of wooden staircase in the apartment. It has close resemblance with sine curve or Bezier curve, a sign of harmony these may be called. This handrail was very comfortable, ergonomic and playful because of such design.

Also had opportunity to visit old style Dutch house earlier a couple of times, though was critical and puzzled at first, to see the steep narrow indoor staircase, narrow steps, short risers and low height handrails; different than those shown in pictures. Its almost felt like one needs to undergo a crash course to learn to navigate those staircases effortlessly and safely. While once again it took a while to get accustomed, one realises that those low height handrails goes very well with steep stairs. Not just that narrow staircase has space saving benefits, it also makes sense to have staircase designed in a more flexible, organic and fluid manner compared to modern popular geometric design as it fits in overall distinct architectural typology, especially pitched roof ones, where series or maze of steps may lead to different multilevel spaces, making it possible to make use of every possible space within the building envelope. And we are not even talking about sudden transitional quality of such staiways yet, which helps curb street behaviour while climbing the stairs.

While some may still find Dutch stairways, especially old ones, challenging to navigate, one thinks local/ traditional architects have mastered the craftsmanship of stairs and handrail making in many senses.

The obvious challenges associated with narrow steep stairs for instance related to age, abilities, and cargo handling are acknowledged, but that remains a separate topic for discussion.

Possible means to expedite circular practices in building construction industry

Following may be the possible means to expedite circular practices in building construction industry

On job training:

Urgency of transitioning to circular economy practices is such that, construction industry can’t really wait for handful of new circular experts to graduate in coming decades in the business-as-usual case. For 100X or more increase in skilled manpower in next five years, civil and structural engineers, architects and draftsman are expected to go through on-job training and have a hands-on learning experience through trial and error on real circular building and construction cases, in an experimentative environment, permitted by client.

Removing bidding barrier:

For 10X to 100X participation, both public and private clients are expected to reduce the barrier for new entrants in circular construction business, by allowing firms having no prior demonstrated case of circular building, showing trust in professional competency of architectural firms while keeping some extra time cushion for learning curve. This is possible if client and firm both aspire to adopt and transition to circular economy practices in their vision. Means to delivering circular projects can always be worked out by professionals without compromising on integrity of building structure and aesthetics.

Software patch:

For exponential diffusion and 100X to 1000X adoption of circular architectural practices the most popular and widespread architectural, structural and simulation software like AutoCAD, Revit, Sketch Up, Bentley, 3DMax, Lumion etc. may require to give a huge circular patch upgrade to their software (including software commands and effects, circular element template and 3D library/ warehouse) and training material/ programme, allowing for on-job-learning and training. Construction industry can’t simply rely on new workforce trained (only) on new/ yet to emerge circular architecture/ structure software for its circular transition.

From junk to vintage:

There is a fine line between what is discarded as junk and what is embraced as vintage, creative industry, academia and mass media can always help wider diffusion and faster adoption of harvested material in new building.

Biomass and bio-based industry working together:

As they compete for same biomass-rich feed/ raw material; construction industry must work hand in hand with biomass energy players, to divert biomass for their first usage in construction industry before getting converted into energy.

Meaning and benefits of public transport goes beyond what is usually understood or quantified.

Public transportation system is versatile and agile, not only as a mode of communication, but it also presents an opportunity-scape that resembles city itself. Public transport can also be seen as a public space in motion, having several traits like a public square or public plaza. Transport system or rolling stocks also serves complementary urban landuse functions. For instance sometimes like "office", as so many business calls are made and emails are send from within the fleet system of public transport, on a daily basis, across the world. "Institutional", like Library, considering all the book chapters completed by scores of commuters while travelling in metro, tram and buses. "Commercial" considering all the money spent on online shopping and e-commerce while completing journey in public transport. Also "dining" for example, scrolling through menu and placing food order online while travelling in metro and tram, timing order and tracking delivery perfectly, so that your hot meal also gets delivered by the time you reach home. Or “theatre” considering all the movies streamed during travel in public transport, not to mention in a rather very different ambient setting than typical original landuse.

Public transport sometimes also challenges the notion of "what should be" when it comes to design of architectural spaces, for instance "library” is always designed with an idea of maintaining 'pindrop silence' within the space, considered conducive for study, then what about millions of books being read by people on the go world over, while commuting in the public transport, reading  digital or hard cover book, few para or a few pages a day to slowly complete the book, be it fiction or science, that too right within the bustling chaos and white-noise of public transport. 

Public transport can be considered a microcosm and miniature reflection of city in which it is situated. Taking clues and inspiration from multi-functionality and multidimensionality of public transport system, it would be worth revisiting traditional design and planning role and values around public transportation system.

Effective use of vacant real estate inventory and land use interoperability as an innovative shared economy model.

The ~2.5% to ~25% of vacancy rate witnessed across world in range of real estate inventories including residential, to offices, to commercial, to hospitality, suggests to have a new business and governance model and calls for emergence of a niche "integrator sector", that is as impactful as real estate and as efficient as shared mobility sector. We see algorithm at work when cab services, rideshare or MaaS make use of technology to match demand and supply to maximise the use of inventory, there is no reason why same logic can’t be applied in the real estate inventory case, except for the self imposed, static and limiting regulations of land use. Making effective use of this last quarter vacant inventory may prove to be the one missing piece of puzzle towards sustainable use of resources and circular economy. Need of this new integrator sector or functionality, either private or public, emerges as traditionally fragmented sectors of real estate and hospitality has been unable to fill this last mile vacancy gap.

Another missing piece of puzzle is the short to medium term interoperability of land use. That basically means, residential demand (rental, student housing etc.) is not necessarily to be fulfilled only by residential land use but may possibly be served by vacant office or commercial spaces as well and visa versa, that further implies revisiting and reinventing the structure, definition and statutory construct of land use, which may choose to allow room for swift, smooth and temporary interoperability i.e. near real time to quick on demand land use changes, which theoretically seems plausible. Land use here may mean a unit, to floor, to facility to altogether a neighbourhood. The only actual time lag that is there, is the time required for remodeling one land use space to another purpose, contractual and operational arrangements. There are great examples across the world where horizontal or vertical or mosaic mixed use spaces coexist in harmony.

What is required, is to have a centralised real-time stock of vacant inventories, stock of upcoming availability based on contract tenure and predicted vacancy modelling, and need of one integrator or consortia of integrators managing same.

City administration individually or collectively at a city, metropolitan or regional level are technically most equipped to bridge this demand supply gap and to do the associated regulatory adjustments as required.

Hoping the next phase of urban digitalisation may be able to solve the puzzle, and reap the benefit of shared economy at urban built environment scale.

Presented as a universally applicable conceptual model.

Cities in search of identity - why its a good idea and where to start from!

Cities as a dynamic entity are not regenerative or replenishing on its own, and the pressure on its infrastructure and resources tend to grow with time due to natural growth reasons. Which also means that left on continued business as usual track city may only last for couple of years until it may require a drastic overhaul to keep pace with new demands and new realities, hence the need of sustainability. Not just that, cities also require to prepare for future and unforeseen challenges like shocks, hence the need of agility and resilience.
Part of cities development is usually already guided by policy mandates form proactive regional and national authorities. Also fuelled by grants, funds and private investments and regular annual budget based on immediate priorities. This is not much different than business as usual case and even considering this scenario, cities may still struggle in long term.

What is noteworthy here is that if cities simply follow the blueprint of someone else, especially just follow top down policy mandates or statutory mandates, it may still do well technically, in terms of economy and operations, but may be at the risk of being an average or mediocre city.

That means cities and city administrations may require to think beyond mandates, to unlock its true potential and taking control of its own fate. This approach i.e. "having its own development plan and own identity" is driven from within, may be result of community based bottom up initiatives, political ambition, regional competitiveness, community ethos etc.

This self driven initiatives of city, in alignment with regional and national directives may be essential for a city to be resilient and distinctive, building on its distinct potential, unique strengths, characteristic resources, peculiar demographic compositions, unique historic and ecological context etc.
Such cities which may act on its own will and motivation, beyond the statutory mandates, are not just able to provide a better quality of life to its inhabitants, but also gain much deserved visibility, harness previously unimagined support, unexpected external aids and attract investments and skillsets like a magnet, while enjoying this new position.
All its takes is either a reinvented leadership or a sufficient build up of bottom-up initiatives or a score card or sometimes a setback.

This process of search for a new identity, for cities, may start with as basic catalyst as creation of a dedicated web portal or social media initiative by city administration, or inviting community members to town hall, or creation of a think tank, for community, professionals from different walks of life, businesses, industry and academia, to share their ideas.

Proposed model for a pilot city, a district of experimentation, a living laboratory or a city retrofit suitable for a particular demography.

Majority of people leave ancestral home, hometown, current house or current city as higher education, work or financial situation demands, and they don't mind doing so. Also given an option majority of people wouldn't mind migrating from current home to an all equipped star category accommodation managed by hospitality brand as a practical decision. Above is evidence that people can live anywhere, they don't have to return from work to the same home or house number every evening, home can technically be omnipresent.

Now, especially after covid19 mass WFH and long range remote working phenomenon it's also indisputable that work place can be omnipresent as well. They don't have to go to same workplace every morning, they don't have to go to same office or same coworking space rather they can work from any coworking facility. This city will require a central warehousing of personal belongings from where required personal items can be delivered on demand and you will require an app to locate the nearest vacant workstation for the day and nearest available home to spend rest of the evening and night!

Urban Planning and design can create some serious financial opportunities previously missed by urban local bodies and developers.

At planning and design stage itself decide a threshold unit real estate price for any given commercial (landuse) street; price which is applicable equally for properties on both sides of street. Now shift entire carriageway to some extent towards one side to make typical cross section of Road ROW asymmetrical, hence making more room for pedestrians, users and recreational space on one side of street compared to other. Effectively not only improvising overall public realm, streetscape and (hence footfall) of given street but also adding more footfall on one side of road which is having wider pedestrian realm. Now you should easily be able to charge substantially more per unit commercial real estate cost for that side of road having wider frontage and expecting higher footfall. Price of properties on other side of road remains same as original threshold as still reaping locational advantage.

Theoretically idea can expand to any landuse and to any part of city!

What we hear from subject experts on matters of specific subject is important, what is most important is what we hear or yet to hear on any given subject from experts who are outside domain or belonging to a different field, sometimes not even an expert. Cross-synergy is the key element of any subject area to grow holistically, promote innovation and bring inclusion. While we require to get increasingly specialised in sub-verticals of various subject domains, at the same time we also need to make sure to break the stubborn compartments of each domain, built sometimes by very expert guardians of subject. Cross-synergy example can be for instance a #Chef may have an interesting take on #UrbanFarming and #EdibleLandscape as part of #UrbanPlanning subject, a #Mathematician having a sound perspective on traffic congestion resolution as part of #TansportPlanning subject and so on.

Smallest base unit of urban planning!

What has to be the smallest base unit of urban planning? Sector, cluster, zone, block, plot, dwelling unit or a hypothetical grid. Above are convenient measurement units but fundamental "human" element is missing there. Add "people" into the equation and each of these unit becomes dynamic pulsating living being having spillover effect, missed in current brownfield planning and development approach.

"People" for whom & from where urban planning should start and where all the benefits of planning should culminate.

Community, being a considerably large, heterogeneous and multicultural entity

is too big to be considered the smallest unit of urban planning; while Individual, having a limited set of attributes and prolific in numbers is rather too small & cumbersome an entity for base unit.

"Household" with its autonomous demographic, cultural & socioeconomic quality, gender mix, age range, embodiment of community ethos & manageable scale should be the most logical & obvious choice of smallest unit & assessment tool of urban planning. Household's data attributes should go beyond economic, demographic & census checklist & must factor in parameters of it's social and ecological footprint, commute profile, debt & liabilities, pursuits and aspirations etc.

Need of quantifying and grading environmental footprint and impact of printing colors and paper type!

A widely proliferated but much ignored area of environmental concern i.e. "printing and paperworks" require research and attention as deep and wide as ban on single use plastic.

From toxicity of chemicals (e.g. inorganic pigments, VOC etc. ) used in ink and printing colors, to heavy metal content of ink (e.g. Barium etc) ending up in Landfill, water and food stream, to intensity of resource and energy usages in production of range and grade of ink and paper are some of the key areas of concern.

Scientific research and modeling for panoply of color and grading them in order of environmental production footprint and environmental externalities is required to be done and to be widely publicized. For instance environmental footprint and impact of production and life cycle of white, yellow, red and black color cannot be same, likewise for pale white, true white and color paper, hence it should be established and much publicised that which color, shade, hue is most and least damaging to environment so that end user can make their choices responsibly. Brand is not compared here but the product in raw form itself is being diagnosed.

Incremental pricing based on type and quantum of color or dominant color in print and composition used per square unit and Incremental pricing of ink cartridge color based on environmental load.

What may also help is the incremental pricing on shades of white, assuming true white is most environmentally intensive and that A4 true white is most used printing paper type in day to day and official setting.

Legislation to minimise print copy version of documents in corporate, legal and government setting is also a much needed step.

Why this strange fascination with true white, why this affinity with printing itself unless it's genuinely unavoidable. Just because market is flushed with printers and ink cartridges that doesn't mean you must print. Ctrl+P can be more damaging than you think.

Human limitation of multi criteria assessment!

Computers seem to be more reliable and accurate in running algorithm and doing assessment compared to human for the reason that computers are programmed to process  numerous "if this"-"then that"  scenarios, while human being have this innate limitation in processing multiple criteria and  "what if" Scenarios; a dozen criteria and handful of scenarios and most feel this is all that is there which was needed. Until computers completely master the art of attribute selection and scenario building themselves and learn to take judgmental decision on their own, their assessment and outcome shall also be limited as they are still being programmed by very human being having prejudice and limitations of many kinds.

To illustrate, while deliberating with individual client or a family to design their dream home, how many architects  for instance consider the sun sign traits of client, inquire about their past, their medical history, their travel history, their bucket list, their life philosophy, their spiritual inclination, musical preferences, cultural orientation, their sensitivity towards light, their daily routine, sleeping pattern, their food habit, their environmental commitments and children's future aspirations, child's favorite game and comic character, their idea of space and scale  etc. Unfortunately most of these variables are purposefully or by conditioning or out of hesitation being missed out during client's need assessment, but all or any of these can add immense value to architectural design process and outcome. If architects won't ask, client won't tell, then without considering such variables which are integral to one's life and true personality, how will architects  produce truly personalised, holistic and humane design for example.

Likewise, when government is collecting census data or demographic profile about individuals or households, they really don't find it worthwhile to ask about individual's hobbies, their skill sets, their unsettled and future liabilities of various kinds, health issues they are struggling with, their affiliations, what they are engaged in post retirement, areas in which they would like to volunteer given a chance, etc. which are equally tangible and crucial pieces of information and valid criteria of assessment, having potential to create a better society and conditions.

Capability to acknowledge, consider and process multitude of criteria and endless possible scenarios is what differentiates one individual from another, one organization from other, one city administration from other, one governance scheme from other and sometimes may even one nation from another.
